East Grafton is a pretty Wiltshire village lying 8 miles south of Marlborough and 8 miles west of Hungerford, in an Area of Outstanding Natural Beauty. The nearby market town of Marlborough provides a wide range of shopping and leisure facilities whilst the larger regional centres of Newbury, Andover, Salisbury and Swindon offer a wider range of services. The M4 at junction 14 just to the north of Hungerford is easily accessible with the A338 giving fast access to the A303 to the south and to the M3 via Andover 15 miles to the south. Train stations can be found at Swindon, Great Bedwyn and Hungerford with regular train services to London Paddington and times of around 60 minutes.

Dark Lane is small single lane country road running north from the village of East Grafton and the land is within walking distance of the village and surrounded by open farmland, designated an Area of Outstanding Natural Beauty, with a number of nearby bridleways giving access to the beautiful Wiltshire countryside.

The land, classified as Grade III, extending to 2.68 acres comprises two paddocks of pasture. This has been used by sheep and has been recently fenced with sheep and barbed wire. There is an area of about 0.8 of an acre of recently planted woodland. The land is bordered by a brook/ditch to one side but does not have a water supply.

From Marlborough follow the A345 south, turn left at the Burbage roundabout and follow the A338 towards Hungerford until reaching East Grafton. In the village take the first left into Dark Lane and the land will be found on your right at the point of the sharp right hand bend.
